After finding our 7,500 sqm of hillside forest in Munduk, here’s what happens next:

  1. Land Survey & Due Diligence (Completed)
    • Confirm boundaries, access roads, elevation, and ownership certificates (SHM/HGB).
    • Verify land zoning (zoning for tourism/accommodation).
    • Obtain official letter from the Land Office confirming “clean and clear” status.
  2. Soil & Environmental Assessment (Completed)
    • Test soil strength, drainage, and slope stability.
    • Ensure compliance with local environmental and water-use guidelines.
  3. Legal & Corporate Setup (Completed)
    • Finalize the PT PMA company ownership structure.
    • Register the company, obtain NIB (Business ID), and open a business bank account.
  4. Concept & Master Design (In Progress)
    • Work with the architect and contractor to create site layout, villa positioning, and infrastructure plans (electricity, water, sewage).
    • Adjust designs to match the terrain and views.
  5. Permitting & Approvals
    • Apply for IMB / PBG (Building Permit) and environmental clearance.
    • Coordinate with Banjar (village authority) and local government for endorsements.
  6. Budgeting & Timeline Planning
    • Estimate total project cost and construction phases.
    • Secure funding and define milestones for design, build, and furnishing.
  7. Breaking Ground
    • Begin site clearing and access path creation — marking the start of construction.
